As the number of electric cars increases, home charging is becoming more and more important. This is relatively easy to do in family homes, but there are also opportunities for condominium residents to benefit from home charging. 

The benefits include not being time-constrained and not having to wait for someone else to start charging. It's also the most cost-effective way to charge an electric car: four times cheaper than charging on the street.

There are several types of condominium car charging. On the one hand, they can be grouped according to who is allowed to use them, which grid they are connected to, and whether they want to charge individually or in groups. 

The feasibility of electric car charging in condominiums is always one of the points of concern. This depends on the condition of the condominium's electricity network and the capacity available on the private/communal meter.

What is condominium electric car charging?

Condominium electric car charging is home charging for condominium residents. In this type of charging, an electric car charger is placed in the condominium area for use by one or more residents.

The advantage of condominium car charging is that you don't have to wait for a street charger and pay the price of street charging, which can be up to four times higher.

The monthly cost of charging an electric car at home costs between HUF 13,125 and HUF 21,875. It depends on the monthly cost from the price of electricity and the from kilometers traveled

Price of electricity

In the case of car-sharing charging, the car owner receives the energy at the car-sharing (cost) price. This means a reduced rate of 36-40 HUF for consumption up to 2523 kWh/year. For higher consumption, the price for charging an electric car will be 70 HUF/kWh.  

If you charge your electric car from your own grid, you will probably exceed this limit, so you should expect the higher tariff. If you are connected to the community grid, the higher tariff will apply in all cases.

The average daily distance travelled by an electric car in urban traffic is 50 km.

Calculated over 30 days per month, this is 1500 km.

An average electric car consumes 15 kW per 100 km.

On a monthly basis, this means a consumption of 225 kW.

Based on the above, the monthly cost of charging an electric car (based on an average consumption of 225 kW) at 70 HUF/kW is 15750 HUF.

What are the types of condominium electric car charging?

There are two main types of electric car charging in condominiums, the shared charger and the private charger. . 

The first option is to install a shared charger that can be used by several residents. This is a good solution if there are no individual parking spaces in the condominium. . 

The other option is to install a private charger in the resident's own parking space, that can be used by only the owner. This solution can be used if the car park has named parking spaces. 

The types of electric car charging in a condominium can be further subdivided in the case of a private charger, according to the following criteria.

  • Integrity of solution

  • Connection point/network used

Based on the  integrity of the solution

One of the most common questions about the deployment of electric car charging in a condominium is whether residents should choose individual deployment or a unified infrastructure.

Individual deployment of electric car charging in a condominium means that the residents solve the installation of the charger individually.


In the case of unified infrastructure, a central system connected to the common meter is installed, allowing all residents to install an electric car charger, optimally distributing the available energy. 

 

A unified infrastructure requires chargers of the same brand installed and the additional chargers have to be connected to this system.

Connection point/network used

Individual deployment can be done from the resident's own meter or from the community meter of the condominium. The third option is to open a new meter, which means that the resident requests a new meter from the service provider to be used exclusively for charging an electric car.This is a long and time-consuming process, so we recommend connecting to the existing grid in the first place.

 

An individual meter means that the resident is connected to his or her own meter, from which the other electrical equipment is connected. From there, the wiring goes to the resident's own parking space.

 

The second option is the common meter, when the resident is connected to the community meter in the apartment building. From there, the wiring goes to the resident's own parking space..

With your own meter, monitoring your consumption is easy and the cost will be included in your electricity bill. In this case, the installation is a one-time cost for the resident. It is a good solution if the meter and the parking lot are close to each other, i.e. on the same level..​

What are the disadvantages of connecting to your own meter?

The disadvantages of connecting to your own meter:

  • Costly if the parking space is far from the meter

  • Limited charging speed

  • Possibly require an extension of the meter

 

This solution can be extremely costly (up to millions of forints) if the meter and the parking space are far apart. 

If the apartment is on the 4th floor and the parking space is on the 2nd floor, the installation is almost impossible.

In addition, the capacity of the meter usually only allows for a lower charging rate (3.6 kW or 7.4 kW), and faster charging rates often require an extension of the meter. The latter can be avoided by using energy management..

What are the advantages of connecting to the common meter?

Connecting to the common meter can be a quick solution, and it is also easy to implement because in most cases the meter and the parking lot are on the same level. This eliminates the need to break walls between levels and to repair fire escapes, which also reduces the cost of the installation.

What are the disadvantages of connecting to the common meter?

  • Difficult to monitor consumption

  • Capacity shortages in the long term

 

It is difficult to keep track of individual consumption and the energy used to charge the car when connecting to the common meter. 

It is useful to set up sub-meters for each charger, which must be read manually.

If too many people are connected to the common meter, the system will be overloaded, leading to power outages.

How many electric cars can be charged at the same time in the condominium?

An average of 2-12 cars can be charged simultaneously in condominiums with 3*50 A available.

 

The number of cars that can be charged in a condominium depends on the energy absorption capacity of the cars, the power of the own/common meters, the technical solution chosen and the use of energy management.

If 3*50 A are available in the apartment building and the cars have an energy absorption capacity of 11 kW (3*16A), 2 cars can be charged by connecting to a common meter. If energy management is used, this number increases to 12.

On this basis, connecting to your own meter may seem like a better solution, but if all residents choose this solution, it will also overload the condominium system after a while, as the grid in older houses is not designed for charging electric cars.

How do I know that my condominium electric car charging will not overload the system?

If an expert company has installed the electric car charging in your condominium, they have designed it so that the charging does not overload the condominium system.

That's why we use energy management to prevent overloading due to condominium electric car charging. Car chargers are always considered secondary consumers, which means that primary systems such as the elevator take priority over charging. Energy management always uses only the remaining energy for car charging.
